In this project, we used value engineering to deliver a design that not only meets the budget but also prioritizes a better work environment—helping to keep employees motivated and happy. By reallocating savings from less impactful areas, we were able to focus resources where they make the biggest difference.


Building a new office or renovating a space is a substantial investment for any business. Given the high costs associated with construction, it’s surprising that many clients still reduce the level of design or planning in their projects in an effort to save money. However, a well-designed space doesn’t necessarily come with a higher price tag. In fact, thoughtful design can sometimes cost less and still result in a superior outcome, providing both financial and functional benefits.

Why Design Benefits Are Often Overlooked

The focus on initial costs—such as materials and construction—often overshadows the long-term value that design can bring. This oversight is understandable, but it overlooks the fact that a carefully considered design can enhance productivity, employee satisfaction, and even operational efficiency, all of which contribute to the overall return on investment in the long term.









To demonstrate the impact of design, let’s take a closer look at the ceiling design in a recent office project we completed.

A challenge we encountered was the presence of dark areas deep within the building, which we addressed by incorporating shaped lightwells to introduce natural light.

The Role of Ceilings in Shaping Space


Most people don’t realize how much the ceiling design influences the perception of space. While it’s common for clients to focus on the flooring and layout to define a space, ceilings have a powerful yet often overlooked impact. Since our eyes are typically closer to the ceiling than the floor, it can subtly—and significantly—affect how we experience a room.


Here are a few key ways ceiling design can elevate a space:


  1. Lighting: The ceiling can help shape the lighting scheme by complementing the spatial design. A thoughtfully designed ceiling can enhance how light is distributed, making a room feel brighter and more inviting.

Here we added dedicated offices around the perimeter of an open plan office with a complimentary lighting scheme of task and ambient lighting supported by natural light through the windows and a light well on the opposite side. Would you have realised how adding dedicated offices reduced size of the open plan office if it wasn't pointed out? Design interventions make the space feel more open and greatly improve how the space is experienced.
  1. Natural Light: In this project, we shaped the ceilings to maximize the amount of natural light brought into the office through light wells. This simple strategy helps reduce the need for artificial lighting and brings the outdoors inside.

  2. Space Definition Through Light and Shadow: Companies, want workers to be energized, positive and excited, yet office buildings are often deathtraps of monotony and boredom. A well-designed ceiling, can break the monotony and create beautiful contrasts of light and shadow, adding depth and interest to a room. This subtle design technique contributes to the layering of the space, making it feel more interesting, dynamic and comfortable.


  3. Acoustic Management: Ceilings play an essential role in sound control. By incorporating acoustic materials and strategic design, we can reduce noise and improve speech clarity, making the space more pleasant for employees.


  4. Concealing Services: Ceiling design offers a perfect opportunity to hide unsightly services (such as ducts, pipes, and wires), keeping the space clean and organized. This not only improves aesthetics but also contributes to a feeling of order and calm.

    In this space, the concrete soffit is exposed, showcasing its rich patina of colors and patterns, which stands in stark contrast to the pristine white ceiling bulkhead. The lighting has been carefully designed to contribute to a structured aesthetic. Altogether, the design delivers a positive design outcome while reducing cost.

Ceilings may be just one aspect of a building project, but we believe in a comprehensive design strategy that takes every element into account. This ensures a cohesive space that's not just practical, but also uplifting and productive. We put the user experience first to craft spaces that are as enjoyable as they are functional.
